The capital of Georgia. The area is about 5 minutes away by car from the strict city centre, however, the landscape is much different from the one we have in Tbilisi. It's like an oasis in the centre of chaos. The terrain is quite steep which does not distinguish it from other areas of the city as it is extremely difficult to find a flat piece of land here. Nevertheless, what makes this place unique is the enormous amount of green areas surrounded by the mountains and silence. The view is just marvelous. In this very place, in a historic villa with a huge wooden terrace, until recently there lived the president of Georgia Mikheil Saakashvili. It was here that he used to meet the heads of states and, among others, Pope John Paul II. Until today, there are numerous photos on the walls which are the evidence of those meetings. From the terrace located on a high level, you can enjoy the surroundings, including the ground allocated to the embassies of Switzerland, Germany, Iraq, France and the UK, which is adjacent to the aforementioned land lot. And this is exactly the place where the new unique housing estate is to be created. Due to the importance of the place, the investor decided to hold a contest to which he invited strictly selected architectural studios - four teams of local architects Laboratory of Architecture #3, George Khmaladze, Multiverse Architecture (Devi Qituashvili, Gogiko Sakvarelidze), Gigi Shukakidze, and three design offices from outside of Georgia: Henning Larsen Architects, Piero Lissoni Associati, and Tamizo Architects Mateusz Stolarski.
Each participant was asked to design a certain number of single and multi-family residential buildings of various types and sizes. At the same time, the green areas were to be respected which made the task even more difficult. The main problem, however, was different. With such a large number of residential units required, i.e., 17 villas, 6 semi-detached apartments (townhouses) and 36 apartments in the multi-family buildings (lofts), it was necessary to provide at least 3 parking spaces for each dwelling unit. It seemed obvious that such a huge amount of cars on such a small area would ultimately change the nature of the so far peaceful place.
Therefore, we decided to take advantage of a large steep area and we suggested locating the parking in the lowest part of the plot covered with a green plate so that most of the vehicles would be accommodated. Above the parking itself, there would be built the biggest multi-family and twin houses. This solution caused that, thanks to topography, most of the vehicular traffic will be hidden and most of the parking spaces will be put underground. Only the vehicles of the villa owners wound need to enter the plot.
This idea clearly defined the course of action which was basically to design proper functional systems of individual buildings, forms, and their proper location in relation to each other so as to ensure the appropriate sun lighting and the privacy of the future residents with the simultaneous respect for the existing greenery.
